Core Competencies


Overview

Commonwealth Multifamily has numerous competencies which include the ability and resources to:

  • Own and operate affordable rental housing

  • Serve as an independent nonprofit general partner for affordable housing partnerships

  • Obtain and administer 501(c)(3) tax-exempt bond financing

  • Obtain and administer IRC Section 42 Low Income Housing Tax Credits

  • Qualify for national, state, and local support and initiatives (real estate tax exemptions; grant programs; etc.) that make housing affordable for eligible families and individuals

  • Provide development loans and equity for affordable housing

  • Deliver successful affordable housing asset turn-around planning and execution

  • Provide strong affordable housing asset management and execution

  • Provide strong affordable housing asset management and execution

  • Design and provide resident services, activities, and events for medium and low-income wage earners that create a sense of community and increase resident retention and loyalty

  • Provide resident rental assistance programs for partner properties as needed

  • Publish articles and teaching materials at institutions of higher education to advance the state of affordable housing
